If re-lock is necessary it is worse case scenario plus a .25 re-lock fee for 30 days.
Lender's niche & Overlays
We can finance your fee into the loan without increasing the rate. For Example: Bank Statement/Full Doc/1099 borrower for an investment property we are maxed at 80% LTV. Add in your broker fee (up to 3%) and the rate will stay the same!
Bridge program for an owner occupied property. We will do both loans, bridge and new purchase. We will escrow payments so they are not counted against DTI of the new home purchase loan. Awesome tool to talk to Realtors about.
50% of our loans on a monthly basis have an exception. We want to close make sense NonQM loans. We only do NonQM and we are very good at it!
