Commercial real estate, to include retail (such as shopping centers), office (to include medical/dental offices, office condos, and office buildings), industrial (to include warehouses for plumbers/HVAC, logistics facilities, car mechanics, etc), multifamily (apartments as small as 5-units) and healthcare (assisted living facilities, clinics, and similar). Owner occupants (such as an HVAC business buying a warehouse they intend to operate out of) get special financing, as do medical professional owner occupants. On nearly all of our transactions, closing is done in the name of an LLC, S Corp, or similar, which is *not* required to have established business credit ahead of time. In addition to conventional commercial real estate loans, we also do SBA and commercial mortgage backed security (CMBS).

- We will not do 1-4 unit residential real estate, with 2 exceptions. 1) a series of geographically concentrated 1-4 unit properties can be financed as a single "blanket" loan over the "portfolio" of real estate. 2) A very large SFR that has been turned into an assisted living facility (or an inpatient facility, etc) is also in our wheelhouse. - After an introductory call w/ the residential loan originator, we will require direct access to the borrower/client, no daisy chains. - No vacant land, no houses of worship, and no ground up construction or development through this channel. - We do not offer unsecured business loans, only mortgages secured by real estate. - Registering loans in the Loan Factory CommLoan portal ensures that compensation is paid out: https://loanfactory.commloan.com/
